These Terms of Service apply to njnest.com, openhouse.njnest.com, and the property search pages at njnest.idxbroker.com (together, “the site”), operated by Thomas Lee, a licensed New Jersey real estate salesperson doing business as NJ Nest and affiliated with 2Win Realty LLC (“NJ Nest,” “Tom”). By using the site, you agree to these terms.
Information on the site
- Listings. Property listings come from the New Jersey Multiple Listing Service (NJMLS) through IDX Broker. Listing information is deemed reliable but is not guaranteed and may change or become unavailable at any time. Buyers should verify all details, including measurements, taxes, and school assignments, independently.
- Estimates and calculators. Home value estimates, monthly payment estimates, and similar tools are for general information only. They are not appraisals, loan offers, or guarantees of value.
- Neighborhood guides and articles. Town guides, blog posts, and podcast episodes reflect research and experience at the time of writing. Businesses, schools, prices, and rules change, so please confirm anything important before relying on it.
- Not professional advice. Nothing on the site is legal, tax, financial, or mortgage advice. Please consult an attorney, accountant, or lender for those questions.
No agency relationship from using the site
Browsing the site, creating a search account, or sending an inquiry does not by itself create a brokerage or agency relationship with Tom or 2Win Realty LLC. Any such relationship begins only as described in New Jersey’s Consumer Information Statement on brokerage relationships and in a written agreement where required.

Using the site

- Interfere with the site’s security or operation
Content ownership
Site text, photos, videos, graphics, and design belong to NJ Nest or are used with permission. Listing photos and data belong to their respective owners and the NJMLS. You may view and share pages for personal, non-commercial use. Please ask before reusing anything else.
Client reviews
Testimonials and reviews shown on the site are excerpts from real clients’ public reviews. Results described in them reflect those clients’ circumstances and are not a promise of the same outcome.
Third-party services and links
The site uses and links to services run by others, such as IDX Broker, Google, YouTube, and Instagram. NJ Nest is not responsible for their content, availability, or practices.
Disclaimer and limitation of liability
The site is provided “as is.” To the fullest extent the law allows, NJ Nest and 2Win Realty LLC are not liable for errors or omissions in site content, for decisions made based on it, or for any interruption of the site.
Privacy
How information is collected and used is explained in the Privacy Policy.
Governing law
These terms are governed by the laws of the State of New Jersey.
